1. What features did Wieland incorporate into VistaBlue Singer Island, due to the development’s waterfront location in South Florida?
We kept the property’s waterfront location top of mind during the planning and construction phases. For example, we incorporated frangible walls on the east side of the building to prevent damage to the main supports in the event of storm surge. We also set the ground floor elevation to seven feet above sea level in order to prevent the need for dewatering. Hurricane windows are installed throughout the building, withstanding winds up to 150 mph.

All of the exterior concrete was reinforced with galvanized re-steel to prevent corrosion from the salt air. We also used mold resistant drywall throughout to combat South Florida’s humid climate. And of course, we installed waterproof electrical mains inside the building in case of water infiltration, particularly during hurricane season. However, in the case that power is lost, the building is also equipped with a back-up diesel generator.

2. The project’s construction has been unique in that four model units were being finalized just as the building topped off in early March. What was this process like?
It was definitely a unique process, as it was an out-of-sequence buildout where we had to adjust scheduling and timing accordingly. Our team completed four fully-furnished model units while the building was still very much under construction. Temporary waterproofing was required throughout the building, since there wasn’t a roof in place that could protect the furniture that was being brought in.

We have also had to prioritize site logistics, particularly when prospective buyers visit the model units as it is still a construction site. At times, we have had more than 150 workers stall construction to allow for sales presentations. It has been a huge team effort to align sales efforts with the construction process, as we continue to remain ahead of schedule now working on installing the rubber roof and continuing the interior finishes on all 19 floors of the building. We have also started the two-story parking deck on the west half of the site.
